The insurance problem

The problem nobody warns you about until it's too late

You can have the land, the plans and the financing, and still not be able to insure the house.

Several major insurers have stopped writing new homeowner policies in California. The ones still writing look at a wood-framed home in a fire zone and see fuel. That means a stack of no's, and quotes in the thousands per month when someone does say yes.

Most families find this out after the design is done. Some walk away from building altogether.

"In the last couple of years, I've actually lost clients who decided not to build because they could not afford the insurance."

Does any of this sound familiar?

  • Your architect hasn't talked about insurance. The design is done, but nobody has checked whether a carrier will cover it.
  • You've gotten more no's than quotes.Or the quotes you did get cost more per month than a car payment.
  • The city keeps sending things back.Another revision, another wait, another fee.
  • You've been told it's a year before a shovel hits the ground. And you're paying to live somewhere else in the meantime.
  • You're managing it all yourself. The architect, the city, the bank and the insurer, one phone call at a time.
Plan for insurance before you design, not after.

If you checked even one, it's worth a conversation about building in steel.

Already have plans?

Keep them. We build them in steel.

You don't start over. The home your architect designed is the home you build, just with a better frame inside the walls.

Why steel

The same home. A better frame.

Your home looks and lives the same. What's inside the walls is what changes.

The numbers

On a seven-figure home, every month counts

Most of these homes run $1.5 million to $2 million to build. Every month a build drags on is another month of loan interest and living somewhere else. And every year you own the home, the insurance bill comes back.

Steel cuts both.

"It's not just one time. It's every year you're saving them that kind of money."

Example, not a quote
$12,600saved every year

On a $3,000 monthly premium, a 35% reduction is $1,050 a month, or $12,600 a year, for as long as you own the home.

Building in wood, on your own

  • Insurance quotes in the thousands per month, if a carrier will write one
  • A year of hoops before the first shovel
  • You juggling the architect, the city, the bank and the insurer

Building in steel, with Chaparral

  • A non-combustible frame, at up to 40% less to insure
  • A build that moves about 30% faster
  • One person keeping it all moving

About John

Why John builds in steel

John has spent 30 years building in North San Diego County. In the last few years he watched good clients walk away from homes they had already designed, because no one would insure them at a price that made sense.

Steel is his answer to that problem: a frame that doesn't burn, goes up faster, and gives families a home they can actually insure.

The name comes from Jim Hall's Chaparral race cars out of Texas, famous for winning because they were built differently.

FAQ

Questions people ask first

Can you use the plans my architect already drew?

Yes. Send the plans as a PDF and our engineering team converts them to a steel frame. The home you designed is the home you build.

Does a steel-framed home look like a metal building?

No. The steel is inside the walls. The outside gets the same stucco, siding, stone or finish you would choose for any custom home, and the inside gets the same drywall and trim.

How much can I really save on insurance?

Steel-framed homes can qualify for up to 40% lower premiums than wood-framed homes. Your actual savings depend on your carrier, location and policy. As an example, a 35% reduction on a $3,000 monthly premium is $12,600 a year.

How much faster is a steel build?

About 30% faster from start to finish on typical projects. The frame arrives cut, labeled and numbered, so there is no measuring and cutting on site.

Does steel cost more than wood?

On typical projects, building with this steel framing system costs about 30% less than traditional stick framing. Your number depends on your design and site, and John will walk you through it.

Who handles the permits and the city?

Your plans come with full steel engineering for permit review, and John stays with you through the process so you are not chasing answers alone.

I don't have an architect yet. Can you help?

Yes. Tell us where you are in the form and John will talk through your options with you.

Is steel framing approved for homes in California?

Yes. The California Residential Code covers steel-framed walls, floors and roofs for homes. Your plans still go through the normal city or county permit review.

What does a steel frame do in a wildfire?

Steel is non-combustible, so the frame itself does not add fuel to a fire. A home's overall fire performance also depends on the roof, siding, windows, vents and the space around it, which John will talk through for your property.
